Moving home has been proven to be one of the most stressful things you can do in your life. Planning for every eventuality is not always possible however most things can be preempted by a good estate agent and solicitor. Budgeting for a move can also be very hard and it’s always a good idea to use a company that will show all the fee’s upfront so it’s easier to track, there are many solicitors out there that will give a really low cost to win your business and then add disbursements at a later date which will end up costing you more in the long run. Here are some unexpected issues that could disrupt the big move.
Sellers generally want to sell their properties as soon as possible and may have a few offers on the table at the same time. This can be extremely stressful and expensive as you may find yourself in a bidding war and even being gazumped (someone offering a higher amount and being accepted even after you have agreed the sale) and losing the house you fell in love with. Remember you can always withdraw from the purchase before contracts are exchanged if the costs are spiralling out of control.
It’s a great idea to get a recommendation for a removal company and your estate agent will probably have a company they trust to recommend. Check the removal companies reviews and comments on service. Make sure they visit your current home to give the quote as its then their responsibility to include all the furniture and look for possible hurdles on moving day i.e limited or restricted access for trucks or flights of stairs.
Issues with your new home
When agreeing the purchase your estate agent will help you with a list of fixtures and fittings that are going to be left. This will help you plan for what you need to do to feel at home when you arrive. Make sure that everything that was supposed to be left has been left and that there is no damage that wasn’t there before.
Choosing an estate agent and solicitor
I can’t stress how important it is to have a good estate agent and Conveyancer on your side, Both are traditionally known for bad customer service so make sure you look for forward thinking customer orientated companies that have great customer reviews. With solicitors don’t just go for the cheapest you can find as having someone fighting your corner and pro-actively chasing the chain is priceless and will take away the majority of stress.
When buying a property you will always have the option to have a more in depth survey (HomeBuyers Report or a Building Survey) This will show any issues to the property that may not have been visible to the naked eye and can be a great option if you are just not sure.
Brokers are also worth their weight in gold, because they know key details about lender’s’ criteria. So they would know if the lender you’re thinking of doesn’t lend on properties above shops, or in council blocks – so they’d be able to recommend a different lender who does. Always use a whole of market mortgage broker, these words are very important as they mean they have access to the whole of the mortgage market and not just one lender or a few selected lenders.
